My job title is real estate agent, but my passion is real estate advocacy. With care, collaboration, and a reputable network of service providers and contractors, I'm able to channel the stress that many people feel when buying and selling a home into excitement and client success.

Rather than approaching real estate with a transactional mindset, my focus is on building relationships and achieving goals. There are so many moving parts to buying and selling a home, and I make the experience as seamless as possible‑with attention to detail, a proven process, thorough market research, and communication with a genuine spirit of diplomacy and collaboration. From handymen to home inspectors, I connect my clients with providers I know and trust, then work on behalf of the client to get the job done with ease and efficiency.

I put equal effort into every real estate transaction, whether I'm working on a luxury home or a starter condo. I don't give my personal opinion to clients unless I am asked; instead, I empower them with the information they need to make the right decisions about their property. I'm here to educate, guide, and organize throughout the process.  My mastery of an architectural program allows me to create beautiful 3D renderings to illustrate the potential of homes that may need some updating.

While all of my colleagues and business partners are important to my clients, they especially love working with my loyal assistant Sasha, a little yellow lab who never fails to bring a smile with her wagging tail and funny antics. 

I became a senior real estate specialist (SRES®) after helping my mom downsize from her long-time home. With decades worth of memories and belongings to sort, movers to hire, and attorneys to consult, I streamlined and managed what could have easily been an overwhelming experience for her, and we had contracts signed in a matter of days. This experience inspired me to focus my real estate skills toward folks dealing with this life transition. As a Certified Age in Place Specialist (CAPS), I'm able to help clients safely and comfortably live in their home for as long as they wish, either through home modification or by downsizing. 

Bio

Kathleen Moniello, MBA, SRES®, CAPS, has lived and worked along the Connecticut Shoreline for 25 years and currently lives in Guilford. She earned her BA in Economics and MBA in Marketing from the University of Connecticut. Before moving into real estate with Coldwell Banker, Kathleen excelled in insurance management, financial services sales, and sales consultation. She is a devoted community member who volunteers at the Guilford Department of Social Services and the Guilford Human Service Network.

 

 

Home Inspections

Home Inspections A home inspection is a visual exam of the structure and systems of a house. It details problems with the property and if they’re serious enough to prevent a sale. The three main points of an inspection are physical condition, items in need of repair or replacement, and the remaining useful life of major systems. A report won’t cover defects that are not visible, inoperable systems (e.g., A/C during the winter), or code violations. It’s a good idea to be present during the inspection: you can ask the inspector questions, and the inspector can point out areas of potential trouble and may offer maintenance tips.
